provide a logical calculated estimate of a probable selling price of a residential property.
This valuation estimates property worth assuming fee simple title ownership for a typical
residential unit in a typical residential neighborhood. This valuation assumes that the
subject is in average condition for the neighborhood with no substantial economic
improvements or deficiencies to any other typical home in the neighborhood. This property
valuation is intended for personal use only and should not be considered as a replacement
for an appraisal from certified and/or licensed appraisal personal. Valuations are not
suitable for complex properties. For commercial use, this valuation may be used a screening
tool for collateral risk exception management. This valuation contains no representations or
warranties regarding functional or economical obsolescence, marketability, environmental
contamination or flood insurance determination. AgentAVM does not warrant the accuracy of

not be re-sold with out the express written consent of AgentAVM. The condition of the
subject property and current market conditions can greatly affect the validity of the Appraisal
Review or AVM. The Appraisal Review or AVM may not include a physical inspection of the
subject property or a visual inspection or analysis of current market conditions by a licensed
or certified appraiser, which is typically included in an appraisal.
To get an estimated value on a property that is not yet an order, we suggest you
do the following: First you can request an AVM report by filling out the following
form below. Then input the property address into Zillow and compare the two to
determine an acceptable value. Our AVM reports are supplied to us by AgentAVM
and are offered to our clients free of charge. (Please make sure you read the
disclaimer in regards to the AVM reports at the bottom of this page.) We have
done several comparison appraisals and have found that our appraised values
often are similar to the results from AgentAVM and Zillow. On some occasions we
were lower, some were higher, all were within acceptable ranges.
If you have already done the value check or just want to order an appraisal then

checked before scheduling to see if they appear to be supportable on paper. If it
is supportable, we will contact the client for scheduling. If there is a value
discrepancy, we contact the loan officer/broker and explain the situation and let
them decide to move forward or not.
